FROM THE MANAGER’S DESK Every year at this time we are treated to a spectacular show courtesy of humpback whales on their annual migration. About 4000 of these gentle giants make the trip from Alaska each year to breed and calve in warm Hawaiian waters.
Some fun facts…. humpback whales live from 40-60 years of age (50), they average in length from 45 to 55 feet (50), adults often weigh 45 to 50 tons (50), and they have been known to complete the journey in as little as 50 days. Just remember 50, and you too can sound like an expert on the subject. Happy whale watching!

On with the news….
ANNUAL MEETING The annual owners’ meeting was held January 12, at the Marriott. Three seats on the Board of Directors were up for election this year. Pam Harris (C201) was reelected, Larry Kerr (E101) and Dick Krell (K303) were elected to fill the vacant seats.
At the organizational meeting that followed Dick Greene was reelected President, Steve Foster was elected Vice-president, Pam Harris Secretary, and Jim Hess Treasurer. Jim Hess was appointed chair of the Finance Committee, Higgens Maddigan was appointed chair of the Buildings and Grounds Committee, Fran Waddell was appointed chair of the House Rules Committee, and Larry Carlson was appointed chair of the Rubber Tree Committee.
The April Board Meeting will be held 4/9/02 on property. The October Meeting will be held 10/19/02 in San Diego. The January Board meeting will be held 1/17/03 on Maui. The next annual meeting will be held 1/18/03, followed by the annual homeowner’s party that evening.
We wish to thank Jim O’Brien and Bill Flint for their service on the Board, and for their contributions to the Kaanapali Royal.
SECURITY CHANGES In an effort to improve the effectiveness of our night security personnel, the Board of Directors has authorized certain changes.
The walkie/talkie has been replaced with a cell phone. After March 1 security can only be reached by dialing 280-5735. During February, both the old number and the new cell number will be operational. Please write this new cell phone number where you will easily find it.
Security has also been provided with a golf cart. This will allow security personnel to conduct more frequent patrols and will improve response time when necessary.
As always, in the event of an emergency dial 911 immediately.
KEKAA DRIVE PROJECT Sunstone Partners is seeking a community plan amendment, which would allow for zoning of five homes to be built along Kekaa Drive between the Kaanapali Royal and the Kaanapali Beach Hotel.
Despite strong opposition from the community, this project moved through the Planning Department and is now in front of the City Council for final approval.
The Council will meet at the site February 25. Concerned neighbors will have one last opportunity to have their voices heard. Please mark your calendars.
THE FAIRWAY SHOPS Stephanie Ross, project manager for the Fairway Shops, recently told me that they are in discussions with a gourmet coffee shop, a video store, a pizza restaurant, a furniture store, and a clothing retailer. Whaler’s Realty has finalized negotiations, and will likely be the first tenants to open doors.
HOUSE RULES CHANGES At the recent meeting your Board of Directors authorized certain content and language modification to the House Rules.
A copy of the current House Rules is included with this mailing.
CPR TRAINING Key employees and interested owners recently attended CPR and AED training classes held on property. Those completing the class will receive certificates from The American Heart Association, and will be able to assist in the event of an emergency.
Thanks to a very generous donation from Jim and Connie Hess (N102), we now have a defibrillator on property. The AED and emergency oxygen are located behind the front office desk.
DRYER VENT CLEANING The Consumer Products Safety Commission estimates there are 15,000 dryer related fires each year. Most fires due to faulty or clogged vents.
Your Board of Directors authorized funds for inspection and cleaning of dryer vents. This work was recently completed by Vent Tech of Hawaii.
Vent Tech identified certain problem situations in some of the units. In some cases vents inside the wall are damaged and will require repair or replacement. I have a bid for replacement at $350. Repair is at time and materials. Correction will be mandatory.
A copy of your inspection report is included with this mailing. If your report shows a problem, please make arrangements for correction or contact me with questions.
PROJECT UPDATES Painting Project – All of the common area stucco surfaces of the buildings are painted at this time. The second phase is underway which includes stain on the wood trim areas.
Rubber Tree – The Board has formed a committee to study various options for ball protection after removal. The goal is to have this behind us by the end of the year.
Cooling Towers – Two of the four cooling towers in our air conditioning plant are scheduled for replacement this year. The project is planned for November, as it will be necessary to shut down the AC systems for about one week.
NEW KEY POLICY At the January meeting, the Board of Directors adopted a new key policy.
Included with this mailing you will find a "Unit Access Authorization Release & Indemnification Agreement". Any owner desiring AOAO employees to issue a key to a third party must have this release on file prior to any release. Additionally, the AOAO will keep only one key for distribution in an effort to standardize and improve key control.
I urge every owner to immediately spend the time to complete and return this form, as keys will not be issued after March 1 without this on file. Previous releases will be voided on that date.
