FROM THE MANAGER’S DESK Mahalo to everyone for their support during my transition into Kaanapali Royal management. The cooperation from owners and staff has been very much appreciated.
With the management change, the holidays, Romeo out for six weeks, the Board meeting, the annual owner’s meeting, the owner’s party, and the normal day to day stuff, the past few months have been pretty busy around here.
On with the news.
ANNUAL MEETING The annual owner’s meeting was held January 20th at the Marriott. The meeting was well attended with approximately seventy owners present. Two new Board members elected this year were Higgins Maddigan (L302) and Fran Waddell (M102). At the organizational meeting that followed, Barbara Peterson stepped down and Dick Greene was elected to serve as the new Board president with Larry Carlson serving as vice president. Jim Hess is the Finance Committee chair, Chuck Childers is Property Committee chair, and Jim O’Brien is House Rules Committee chair.
The annual owner’s party was held that evening poolside at the Kaanapali Royal. John Applegate and company did a fantastic job catering, the weather was perfect, and a good time was had by all.
KEKAÁ PROJECT UPDATE On 1/11/01, at the request of the Maui Planning Commission, Mr. Curtis DeWeese of Sunstone Properties met to answer questions from concerned members of the community. About 100 people attended this meeting. Residents from Maui El Dorado, the Whaler, and Kaanapali Royal were all represented, as well as other interested members of the community. Daren Suzuki was the only public official to attend.
With the exception of one individual, the crowd was clearly opposed to the project. Mr. Suzuki reported back that the neighbors would like the Commission to do a site visit before any plan amendment.
At their meeting on 1/23 the Planning Commission agreed to conduct a site visit. If you previously received notice, you will be notified of this visit.
Mahalo to all who sent letters and spoke out against this project.
CONSTRUCTION UPDATES The Vintage now has a beautiful newly paved entrance surrounded with mature palm trees. Walls are up, streets and landscaping are in, and escrows are already closing.
Fountain Plaza site preparation is now underway. All we see at this point is a dust fence, and lots of construction activity. There is still no information on leasing or tenants.
For those that haven’t visited lately, the highway is four lanes past the Star Market. The landscape along the roadside has matured, and in many areas looks like it has always been there.
CABLE UPGRADE Hawaiian Cablevision completed the rewire of our property recently. Roadrunner is now available for those interested in high speed internet access
INVASIVE ALIEN SPECIES…HERE? A few weeks back I noticed the maintenance crew from the golf course removing the hedge they had just planted along Kekaá Drive. It turns out the hedge was a rubbervine (crytostegia grandiflora), native to Madagascar. The Maui Invasive Species Committee has this plant on its hit list. Not only is the plant poisonous to humans, it is also a fast growing climber able to cover trees up to 40 feet high. The Kaanapali Golf Course was later found to have 80% of the entire inventory in the State of Hawaii under propagation. Good thing someone spotted that little devil…we sure don’t need any more rubber plants around here!
PAINTING PROJECT Take a walk along the golf course most any afternoon and you will see Roberto and crew moving forward with our painting plan.
Starting at the "A" building, they are painting the fronts of all the buildings including the sides of the columns in each owner’s lanai.
The project is scheduled as fill-in work, and comes after routine and any emergency jobs.
NORTH CHILLER UPDATE Last week two new 30 ton chillers were ordered to replace on of the 70-ton units in our north chiller room.
Currently we have four 70-ton units. Two at the north side and two at the sough side of the property. One unit on each side runs at all times to provide cold water for our central air system. The other units are idle and are used for emergency back up only. Last year one of the units on the north side went down for repair, leaving us without a back up unit. Since we were looking at about a $6,000 ticket to put this back in service, and at the same time looking for ways to cut energy costs, we decided to look at replacing this unit.
Dorvin Leis, the company that maintains this equipment, presented several options. They eventually identified the multistack units as the most effective replacement for our situation.
I then asked Willie Bennet at Maui Electric to look over our shoulder through this process, and to advise us of energy considerations. MECO worked with the manufacturer and determined our electrical savings would be from$9,000 to $17,000 per year when compared to our current equipment. MECO also offered Kaanapali Royal a rebate incentive of $6,037 to make this change.
If we use $80,000 as the cost for this project and average the numbers above, the energy savings alone will pay for this program in less than six years.
PETS ON PROPERTY? At the recent owner’s meeting a question was raised regarding our rules against pets on property. Jim O’Brien agreed to investigate, and reported back that the by-laws clearly state that pets are not allowed in the project. He further reminds us that a vote of 65% of the owners is required to change the by-laws.
DELINQUENT FEES Even with the best efforts to collect, we continue to get current on fees owed your Association. Lindsay, Jim Hess, Dave Ferguson and myself spend a considerable amount of time coaxing out these fees, only to turn around and deal with it again the following month. An exasperated Board of Directors at the last meeting decided to disconnect cable TV to those delinquent owners with a 60-day notice. This is a method that has been successful with other associations on Maui.
REMOTE GATE OPENERS The entrance gate was recently wired for remote control. Controllers are available for purchase by owners for $25. Never again will you need to roll down your window in the pouring rain to fumble with the keypad!
