    Volume 1, Issue 1 -- Winter 2000 BOARD MEETINGS
    On October 7th your Board of directors met in Scottsdale, Arizona. The main focus of the October meeting was to discuss, approve, and finalize the new operating budget for the year 2001. Increased energy costs and virtually zero unemployment on Maui will impact us as it has most every business on the island.

    The new association fee will increase to $700.00 per month. This is a 5.3% increase over year 2000. Almost of this increase is tied directly to the cost of electricity. You can bet there was a lot of pushing and trimming to bring this budget together. A big thank you goes out to all the Board of Directors for their time and effort.

    The next board meeting is scheduled for January 19, 2001. All owners are encouraged to attend. Also the annual owners party is scheduled for January 20, 2001. All owners are invited. We encourage owner participation. Its a great way to meet everyone.

    GENERAL MANAGER
    As you probably know by now, Bob Jennings who was manager from June 97 resigned effective Sept. 15, 2000. We want to thank Bob for all of his positive contributions and wish him well in any new endeavors.

    Our new manager, Jim Graybill, has been a resident owner here since last year. Jim was on the board and headed the committee to find a replacement. It soon looked like Jim was the best person for the job. We are all excited to have someone with his background and enthusiasm and look forward to good things to com.

    If you havent met Jim, he asks that you stop by the office to say Aloha!

    MAJOR PROJECTS
    A major project planned this coming year is replacing one of the chillers in the north side. It will be replaced with a twin "multi-stack" unit. This is state-of-the-art equipment sized for our application. We expect to see improved performance, less maintenance costs, and substantial energy savings. At the same time, we will replace all delivery pumps and water lines. The total cost of the project is about $90,000 and it will be entirely funded by reserves. The south side chiller is scheduled for replacement in 2002. Dorvin Leis is the contractor for the project.

    As we continue to improve the Kaanapali Royal your Board of Directors will review and analyze all major repair, replacement, and upgrade projects with the intent that they are funded by reserves. Through a lot of hard work we are fortunate to have built adequate reserve funds over the years.

    REZONING KEKA DRIVE
    Sunstone Realty partners LLC has petitioned a zoning change for the 1.6 acres just across Keka Drive. They have proposed a five-lot subdivision for multi family use. This project will impact us greatly at Kaanapali Royal. We encourage all owners who oppose this project to please attend the meeting on Nov. 14th or put your objection in writing. A sample letter is enclosed with this newsletter. Your input is needed TODAY!!

    SAFETY TIP
    Have you tested your smoke detector lately? If you havent, there is a good chance that it may not perform should you need it. I recently decided to check the batteries in my unit, and found myself with a handful of old plastic and rusty parts. Replacement units are inexpensive and easy to install. Its a good idea to put a reminder on your calendar and check yearly.

    14TH ANNUAL KAANAPALI CLASSIC
    Lucky us who are here to watch this major production come together. Trailers, tents, bleachers, leader boards, miles and miles of cable and wire-who would ever imagine all the work behind the scenes. Maintenance crews have been working for weeks, and the course looks great. If you follow on ESPN, you might see some familiar faces smiling back from the lanais at the Kaanapali Royal.

    CHANGES IN THE WIND
    The past year there have been many ownership changes at Kaanapali Royal, so youll be seeing some new faces around the property. Please take the time to introduce yourself and make them feel welcome. Here is a current update:

    SECURITY
    By now you have probably noticed our new night security people. Your board decided that Kaanapali Royal should no longer be in the security business. Four security companies were interviewed, and Allied Security was contracted. Allied also has the contract with our neighbors at the El Dorado.
