    On with the news….

    BOARD OF DIRECTORS MEETING
    The Board of Directors Meeting was held poolside Friday, April 8th. Seven directors were on property for the meeting and two attended by phone. Also in attendance were the homeowners of two apartments.

    The appointment of Matt Napier to fill the vacant director position was ratified. Matt and Shirley (unit D202) are new owners at the KR, but have lived on Maui for many years. Matt has BOD experience from a previous homeowners association where he was president. We are looking forward to his participation and new ideas.

    Dick Krell (Buildings and Grounds) gave positive comments on the maintenance of our property, and praised the association employees for their consistent attention.

    Jim Hess (Finance) presented a positive fiscal report. Jim stated that our maintenance and reserve costs going forward would be impacted by the increased cost of oil.

    Bill Lambert and Harold Hyman (Gate/ Entrance Committee) presented suggestions to improve our entrance. The committee will provide visuals for further discussion.

    Pam Harris and Lori Beck (House Rules) proposed creating an Architectural Control Committee. The purpose of the committee is to assure construction activity meets certain guidelines and keep a history of apartment modifications.

    The next board meeting will be held October 14-15, 2005 in San Francisco.

    SECURITY
    By now everyone should know that we experienced a burglary earlier this year in the “N” building. Since knowledge and awareness aids in crime prevention, we immediately notified all owners by email and posted notices on property.

    It is clear that the burglar entered three units on the upper floors by climbing from the golf course side of the building. He entered units with the sliding doors open and screens closed. The thief took purses and wallets while the occupants slept.

    Maui PD investigated and stated that this type of criminal is looking for quick and easy cash, probably to support a drug habit. They felt that almost any deterrent would cause this type of criminal to move on to an easier target. Some owners have since added motion lights or door alarms.

    ARCHITECTURAL REVIEW
    The BOD has the drafted guidelines necessary to establish an Architectural Review Committee (ARC).

    The ARC will be responsible to review and approve plans for changes to interior apartment areas. The idea is help owners wishing to make improvements avoid situations that might be a violation of our governing documents or building codes.

    This change to our operation comes after consultation with professionals regarding modifications to some units. Over the years there have been various interior modifications that do not meet building codes, and will now require removal or costly corrective measures.

    Copies of the committee guidelines, ground rules, and request forms are included with this mailing.

    PINEAPPLE FACTS
     One third of the world's pineapple comes from Hawaii. There are about 31,000 acres in cultivation.
     Plants are started with cuttings from the root or crown, not by seed.
     The pineapple is a cluster of 100-200 tiny little fruits clumped together.
     It takes about eighteen months to grow a pineapple, and each plant produces at most two pineapples in its life.
     In 1493 Christopher Columbus and crew called the strange fruit “pine of the Indies.” When they brought it to England they added the word “apple” and the name “pineapple” was born.
     The pineapple is originally native to South America. Spanish explorers carried pineapple to prevent scurvy, and shipwrecks brought them to Caribbean Islands. About 1813 the first pineapple plants were introduced to Hawaii.
     Pineapples are the only edible members of the bromeliad family of plants, and a great source of Bromelian, which aids digestion and is an anti-inflammatory.
     There are hundreds of varieties of pineapples. Smooth Cayenne is mostly grown in Hawaii and is most common in grocery stores.
     Captain John Kidwell successfully began canning Hawaiian pineapple in the late 1800’s. Due to excessive US tariffs Kidwell’s canned pineapple was not profitable and he was forced to close his business in 1898. Later that same year Hawaii was annexed to the US and the tariffs were lifted. In 1900, with only $1,000 in his pocket and a degree in agriculture, James Drummond Dole started the Hawaiian Pineapple Company. Soon canned Hawaiian pineapple was available on every grocery store shelf in the United States.

    VACATION RENTAL INFORMATION
    In order to better serve vacation rental visitors, and reduce confusion, the KR Board of Directors now requires signage at the entrance of each vacation rental unit that identifies the 24 hour emergency contact person responsible for that unit and guests.

    Standards have been developed for the signage. The Association will order and attach the initial sign using information already provided by the managing agents.

    PROPERTY VALUES
    What’s up with property values? Well, everyone knows prices are up pretty much everywhere. Is it a bubble about to burst? Are we mid-way through a cycle? Who knows? There are many opinions out there.

    What we know for sure is here at the Kaanapali Royal there are eight properties listed for sale with an average listed price at $990,000. There have been sales reported in the $800,000’s. So prices are up here as well.

    Another thing you can be sure of is, if you take $900,000 and go shopping on the West Side it would be hard to improve on our little piece of paradise.
