    On with the news….

    BOARD OF DIRECTORS MEETING
    At the Board of Directors Meeting held January 14th, the appointments of Lori Beck (J301) and Doug Duckworth (K303) were ratified. Lori and Doug were appointed to fill vacancies following the resignations of Tom Vishanoff and Larry Carlson. Doug later reconsidered and has since resigned with plans to go fishing. We wish to thank both Tom and Larry for their service on the board and their many contributions to the Kaanapali Royal.

    At the annual meeting held January 15th, Dick Krell, (Building and Grounds) reported that the pool deck resurfacing was now complete and that we are receiving many compliments. The metal roof re-coating project is underway with five buildings now completed, and the balance planned for completion by May. Dick was asked to do a lighting survey and develop solutions for any problem spots that might exist, he asks for homeowners to forward any particular lighting concerns for consideration. Dick complemented our maintenance staff for a job well done.

    Jim Hess (Finance) reported on the healthy fiscal condition of our property. He commented that the last fee interest purchased by the Association has finally sold, providing enough profit to fully fund the cost of the pool deck project. Jim commented that the slight increase in monthly fees allows to better fund our reserve budget.

    At the annual meeting, Bob Pure (Board President) provided an update on the third floor common area intrusion issue. The Association attorney, Joyce Neely, was on hand to answer questions from those in attendance. Joyce indicated we should work to have this issue behind us prior to our insurance renewal date in June.

    This issue might appear, to some, to have very little importance. However, the encroachment presents some legal and liability exposure that the Board cannot ignore. A letter was previously sent to all homeowners detailing the situation. Another letter, to the 3rd floor owners directly involved, was recently mailed advising the urgency of timely completion of repairs.

    The Board and Management intend to work in harmony with affected owners to resolve these issues in a timely manner.

    Pam Harris (C201), Dick Krell (K302), and Bill Lambert (N101) were all re-elected to serve three year terms on the Board of Directors. Gregg Sherwood (G102) was elected to serve out the remaining term left vacant when Terry (O.B.) O’Brien sold his unit. A special thanks to O.B. for his work as Chair of the Pool Deck Committee.

    The homeowner’s party was held Saturday evening following the annual meeting on our newly resurfaced pool deck. Many thanks to Jon and Connie Applegate (P102) and Company as they always do a great job catering the event. As usual, another beautiful evening under the stars and a good time was had by all.

    Next year the annual meeting will be held Saturday January 14, 2006. The homeowner’s party will be held that evening at the pool as always.

    NEW POOL DECK
    The Pool Deck Committee called a Special Board meeting 11/16/04 to discuss recommendations. At this meeting various options were considered. A decision was eventually made to resurface the pool deck and upper barbecue area with an overlay of quartzite.

    Tau Masonry started the project on December 9th and completed on January13th, as agreed. The pool was closed for almost four weeks for safety reasons.

    The new surface was applied over the existing concrete deck on a bed of mortar in a random flagstone type pattern. This permanent natural stone surface is cooler to walk on than concrete and should give us many years of service.

    Everyone seems pleased with the finished product. One new owner commented that it seemed unusual for a condominium association to go to this level of improvement. He compared our deck to the Hyatt and Westin. Quite honestly…our new deck surface looks better.

    GET TO KNOW YOUR NEIGHBORS
    Board President Bob Pure suggested a monthly get together at the pool as a method for owners to get to know their neighbors.

    The first event, organized by Bob, is scheduled February 10th at 5:00pm at the BBQ area. All owners are invited and encouraged to attend. Refreshments will be provided.
    Announcements will be posted in the mailroom and office as reminders.

    PROPERTY VALUES ARE UP
    Property values across the country have seen sharp increases this last year and here on Maui at Kaanapali Royal as well.

    The local multiple listing service shows thirteen closed sales at Kaanapali Royal in 2004, with the average sale price in the last six months at $701,000. Currently there are four properties listed for sale at an average listed price of $782,000.

    BOTTLE BILL
    Hawaii’s new bottle bill adds a five-cent deposit to the cost of most beverage containers. The West Side redemption center is located in the commercial area across from the Cannery Mall mauka the highway.

    For those wishing to do their part, but not anxious to hang on to sticky cans or bottles, receptacles have been placed in our trash areas.

    PU’U KEKA’A (BLACK ROCK)
    The Hawaiian translation for Pu’u Keka’a is “the rolling hill”. In ancient times a heiau was located on its summit. This is a sacred spot to Hawaiians called “uhane lele”, a place where the soul leaps into eternity. Each of the Hawaiian Islands has such a spot, usually on it’s westernmost point. Chief Kahekili was respected for his daring cliff dives while many of his warriors were too frightened of the spirits.

    Today, divers make the same leap every evening as part of the Sheraton sunset torch lighting ceremony. The ocean surrounding Pu’u Keka’a, is loaded with tropical fish and is considered one of the best snorkeling spots in Hawaii.
