On with the news….
BOARD OF DIRECTORS MEETING
Our recent BOD meeting was held poolside on April 2nd. Seven board members attended in person and two attended via phone conferencing. My compliments to the four homeowners that stayed through this record setting five-hour session.
Treasurer Jim Hess reported on our healthy financial condition but commented that we would not likely be able to hold the current monthly fee for a fourth consecutive year. Jim stated that even though we always meet funding requirements, cost increases would eventually have an impact.
Building and Grounds Committee Chair, Dick Krell, reported that the property looks better than he could ever remember. Dick also commented that the pool beautification project turned out more spectacular than ever imagined.
House Rules Committee Chair, Bob Pure, presented a streamlined restated draft of the House Rules. After final changes this will be circulated to all owners.
Terry (O.B.) O’Brien presented several ideas for resurfacing the pool deck. No further action was taken at this time.
Larry Carlson offered suggestions to relocate the barbecue grills. This plan is on-hold by the BOD for further discussion.
All owners are encouraged to attend these exciting meetings. If you are unable to attend, put pen to paper as your concerns, comments and suggestions are always the focus of these meetings.
AC DUCT CLEANING
Hawaii AC Duct Cleaning Company has been on property since February. Thirty-eight owners signed up to take advantage of the group pricing to clean their AC system and ducting.
Reports from owners that have had the work done are all positive. Increased airflow, no more stale odors, and peace of mind are all cited as benefits from this work.
If you are remotely considering having your AC system decontaminated then you should take advantage of this opportunity. Of the 28 units completed, every one of them needed this work. Some are worse than others are, but I have seen things that would cause most people to run screaming.
If you have questions or would like to schedule this work for your unit, please call me at our office. The crew will be on property through April so there is still time to take advantage of the group pricing if you act quickly.
PROJECT UPDATES
Pool Project – An ornamental aluminum fence has been installed on the retaining wall. The new fence has an operating gate at the second entrance allowing a shortcut for buildings A thru F. The lawn has finally grown in and two new plumeria trees will eventually provide some shade on the lawn. Permanent railings were added on the new steps to the BBQ area. We receive positive comments on this project from every returning owner.
Tennis Courts – The tennis courts were re-surfaced this March. They are both now a single green color to keep up with current court trends. Grab your racquet.
ARE YOU PROPERLY INSURED?
The Kaanapali Royal carries insurance that covers the whole project including common areas, buildings, and apartments as required by our documents.
Do you, as an apartment owner, need additional insurance? Maybe you do…let’s examine a possible scenario.
Suppose your dishwasher supply hose fails and water flows undetected for an extended period.
Association insurance will cover "accidental, unforeseen, or unintended" events such as this. However, failure to properly maintain may bring up other issues.
So how long has it been since you changed those hoses? Why didn’t you close the water when you left on vacation even though you have been advised to do so? If you rent your unit out…when was the last inspection by your rental agent?
OK…OK, so sometimes we are all a little guilty. Lets assume you have done all the right things and the above is not an issue, but the hose fails anyway.
Now your cabinets are damaged, and the downstairs neighbor has cabinet damage and his original Picasso has been sucking up water. Will the master policy protect you?
Well…yes…and NO! The AOAO master policy does not cover personal property, so the homeowner responsible for the damage will also be responsible for the Picasso and any other personal property. Additionally, the master policy does not cover "upgrades and betterments", so any claim for cabinet damage will be based on the cost of original "as built" cabinets. If you or your neighbor have replaced or upgraded the cabinets, that cost difference and the policy deductible, will be the responsibility of the unit owner where the damage originated.
What to do? Don’t waste another minute! Call your insurance agent today to be certain that you have properly covered the gap between your responsibility and the AOAO master policy.
PROPERTY VALUES
Hawaii real estate prices have been going through the roof lately. Inventory levels are at the lowest levels in years, and Maui is no exception. A recent check at the Kaanapali Royal shows only three (3) apartments for sale. The average listed price is $695,000 and still a bargain if you ask me.
LOCKED OUT…NOW WHAT?
Just coming back from the beach…who has the key? Everyone points to everyone else…"Mom’s supposed to be keeper of the keys". Now what do we do?
About twice a month I get the call. These calls come from owners, visitors, family members, cleaners, and everyone.
If unavailable I tell the caller to call a locksmith ($75 on a weekend). Usually they just wait for me to return. Once a family waited five hours by the time I returned.
A simple solution is to install a lockbox (about $35). Owners and rental agents alike have installed lockboxes to avoid lockouts. Call if you have questions about this.
KEKAA DRIVE CONSTRUCTION
Most of you will remember the fight we put up to block the construction of five homes along Kekaa Drive about two years ago. This project is back again before the County Council pending a final decision on June 6th.
For the new owners, this construction is planned along Kekaa Drive between the Kaanapali Royal and the Kaanapali Beach Hotel on property that looks to everyone like golf course. Included with this newsletter is an update of the project including some discussion points.
