    FROM THE MANAGER’S DESK
Kaanapali has been translated both as "rolling cliffs" or "cliffs of Kaana", who was possibly a Maui chief. In ancient times this area served as a retreat for royalty. Three miles of perfect beaches and ocean for the rulers to surf and race canoes. The luaus were said to have lasted for weeks. Ulu maika, a form of lawn bowling played with heavy lava balls was the game on the land where the golf course is. If those ancient rulers could look today they might say not much has changed…a few more people in the water, and the ball got smaller.
    Aloha from sunny Maui, Jim.
    On with the news….

    BOARD OF DIRECTORS MEETING
Our next Board of Directors meeting will be held in Scottsdale on October 18th.
At this meeting the Board will review the 2004 operating and reserve budget for changes before approval. High energy costs on Maui have created a ripple effect that will impact every element of our budget. Condo associations everywhere are facing difficult budget issues as they struggle to find ways to deal with these cost increases. This year we will have some relief due to the reduction of office hours.
Another, more interesting, discussion at this meeting will include the details of a pool area beautification project. Still in the planning stages, this project might include rock walls, increased lawn and planter areas, and permanent shade additions. Funding for such a project would be through existing reserve and would not require additional participation from the membership.
The Board will also address the vacancy created with Steve Foster’s resignation after the sale of his unit. We wish to thank Steve for his service on the Board and will surely miss his angle to problem solving. Steve and Carolyn will be making Maui their primary residence so we may still run into them at the mall or beach.
Any owner with questions or concerns that involve consideration by the Board of Directors is encouraged to contact any board member or myself. Those concerns will be placed on the meeting agenda.
The following Board meeting will be held on property January 16, 2004. The annual homeowners meeting will be held the next morning, January 17, followed that evening with the homeowner’s party. All owners are invited and encouraged to attend. If you are a new owner…this is the one to plan for!

    MAILBOXES AND OFFICE HOURS
On August 1st, new office hours of 8am to 4pm Monday thru Friday went into effect. The change came as a result of owner preference determined by a survey earlier this year.
In July the storage room adjacent to the office breezeway was converted to a mailroom. New security mailboxes with ten parcel lockers allow residents to pick up mail and packages at any time of the day. Postal employees leave a notice in the individual box when oversize packages are left at the office. The lock on the mailroom door is keyed to accept all apartment keys.
This change in office hours and mailbox installation has been a controversial subject over the years. After an adjustment period to work out some kinks, it now seems like a non-event.
The cost of about $8,000 came from our operating budget, and is quickly recovered by the reduction in office employees.

    PROJECT UPDATES
Parking Lot Sealing – In early September our crew will start sealing the driveway and parking areas. Two thousand gallons of material has been ordered to seal about 55,000 sq. ft of asphalt. We are estimating the job will take up to three weeks to complete. The plan is to section off and complete manageable areas, so as to create as little parking inconvenience as possible. Root damaged areas were repaired in early August. The project repeats about every five years.
Front Lanai Painting – Roberto and Jessie are in the process of painting the entrance lanai areas of all the units. The project is about 1/2 finished with buildings A-F already completed. At the same time we are also sealing the stucco cracks in the ceiling areas on the front lanais. What a difference a coat of fresh paint makes!
No Slip Surface – SurfacePro Hawaii has been contracted to apply a non-slip surface called Granitite to the mailroom and breezeway. The job is scheduled ahead of the rains in mid September.
Office Remodel – The office remodel is almost complete with only carpet and paint remaining to do. The project included furniture replacement, closet addition, and computer stations. Holding to a tight budget, we have just under $1,000 (plus labor) in the project thanks to some lucky purchases and clever use of recycled items. The most expensive part of this improvement will be new carpet…but after 22 years we sure got our money out of the old one. When completed we will have a fresh, clean, efficient arrangement that has already received many compliments.

POOL PROBLEMS – WHAT TO DO?
Recently I had a call from a concerned resident reporting there was a gathering at the pool with wine and wine glasses. The resident was worried about glass breakage and someone possibly being injured. A valid concern and precisely the reason we have a house rule restricting glass from the area.
The problem…it was Sunday afternoon, and I was at the beach when I got the call. I explained to the caller that I was off property, and asked that they introduce themselves and point to the sign that says "no glass in pool area". "No way!" was the response…"I’m not comfortable doing that!"
Well, how should a property owner deal with this situation? I think this is easier to do than it might seem. This is your property… your pool. Certainly we all have the right to expect "guests" to abide by our rules. Keeping that in mind, the rest is simple. "No balls or floating devises in the pool"…point to the sign on your pool gate. "No Marco polo, no loud radios"… point to the sign.
I have done this a hundred times, so it’s pretty easy for me now…actually, I kind of enjoy it if you know what I mean. With only one exception, every time something like this has happened the offender is apologetic, they just didn’t know the rules and certainly didn’t want to offend anyone.
Every owner should feel comfortable in this situation. All owners have the right, and the responsibility, to take action when others are disturbing the peace and safety of our property. Think about it like a neighborhood watch program.

    ENTRY LIGHTS
If you have ever tried to get your key in the door after dark…this one’s for you! For only $35 the AOAO will remove and replace your entry light with an approved motion sensor model. Call the office to make arrangements.

    CHANGES IN THE WIND
It is always good to see new faces on property, please welcome these new owners.

And a fond aloha to old friends.
